Key Checks and Questions
Search reviews, complaints, press, and building forums.
Speak with owners who live in the developer’s recent projects.
Inspect completed buildings. Check facades, lobbies, lifts, and common areas.
Ask: How many projects have you built in this suburb, and can I inspect one?
Ask: Were there major defects or delays in your last two builds, and how did you fix them?
Ask: Who is the builder, and what warranties apply?
Ask: What is the deposit structure? What is the sunset clause? What rights shift if the market softens?
Ask: Can you provide testimonials from proven purchasers?
Speak with the owners of previous developments in person.
Track Record.
Look at their complete project list. Confirm they have delivered buildings of similar scale and finish. Check how they manage the defect liability period. Quality developers fix issues fast and with clear steps. Poor operators delay, deflect, or deny liability.

They skip due diligence on the people funding, designing, and building the project. They fixate on price and ignore quality. This creates problems that show up years later.
