The Block Mt Eliza Auction Results: What I Saw From the Room

Andrew Date, Melbourne Buyer Agent bid at The Block Mt Eliza and won the bidding

Five houses. One day. Live on national TV. Here’s what actually happened at the Mt Eliza auctions, and how we secured the largest block for a local family.

Key stats: 5 auctions | Reserves disclosed at circa $3.45M | Highest sale $4.72M | Our clients bought the largest block at $4.355M

A Day I Won’t Forget

I hadn’t bid at a live auction in over two months. A holiday and a run of off-market and private sales kept me out of the room.

My goal was simple: focus on my breathing, stay calm, call my bids loudly and show confidence, no matter how close I got to my limit. It’s why clients trust me with one of the biggest decisions of their lives.

It was also a full-circle moment. My second-ever role in real estate was as a sales consultant with Ash Marton and his team. Those two years gave me the confidence to leave my comfort zone and start Industry Insider Property in Melbourne.

Five Auctions, One Day, Plenty of Nerves

With five houses going under the hammer that day, the nerves were obvious. In my opinion, the Channel 9 team set sharp reserves, and that helped the auctions build momentum. The room was a mix of owner-occupiers and investors.

The numbers were significant:

Rental estimates: $2,500–$2,750 per week, or roughly $130,000–$143,000 a year
Depreciation schedules: [confirm figure, see notes below]
Reserves: disclosed at circa $3.45M seven days before the auction

The Results, House by House

The auctions ran in this order.

House 1 | Aqua Real Estate Mount Eliza

Auctioneer: Damian Cooley, who flew down from Sydney
Owners: Adam and Jolene
Result: SOLD $3.905M, $505,000 profit
Highlight: Damian handled Danny Wallis’s bidding, including his cent-deducting tactics, in first-class style.

House 4 | O’Brien Real Estate Mount Eliza

Auctioneer: Paul Tzamalis, Auction Company
Owners: Courtney and Sev
Result: SOLD $4.72M, $1.27M profit, plus the $100,000 winners’ prize
Highlight: The most competitive auction of the day. In my view, the Sub-Zero appliance package they won was worth around $250,000 and was one reason their house took out the whole block.

House 3 | Buxton Real Estate Chelsea & Ballarat

Auctioneer: Mark Nunn
Owners: Lisa and Rosco
Result: SOLD $4M, $550,000 profit
Highlight: Bids moved in $100 and $500 increments, so the auction ran close to 50 minutes. TV shows you 5–10 minutes. I could feel the frustration in the room.

House 2 | McEwing Partners Mornington

Auctioneer: Andrew Crotty
Owners: Chantel and Wyatt
Result: SOLD $3.817M, $367,000 profit
Highlight: Great views, but the house was squeezed between two other Block homes.

House 5 | Ash Marton Realty Frankston

Auctioneer: Ryan King
Owners: Rick and Tayla
Result: SOLD $4.355M, profit of over $900,000
Highlight: The largest block, and one of the only houses with no neighbours to the east.

How We Secured House 5 for our local buyers.

As senior buyer’s agent and founder of Industry Insider Property in Toorak, I was representing a local Mt Eliza family. Our job was to secure the largest block within their budget, and we did, at $4,355,000.

That’s $365,000 less than the house next door that was on 1,089 sqm, and our house had 1,435 m2 of land and more privacy.

It’s a lesson in not overpaying. Stay disciplined while others bid emotionally.

Final Thoughts

Every contestant was a winner in my opinion. The Block shows only a short glimpse of what happens on auction day, and the real story is the pressure, the pacing and the people in the room.

My content team has grown our social following from 4K to 14.5K this year, which has increased the business’s reach. I’m looking forward to finishing 2026 strongly and can’t wait for 2027.
