Australia’s Luxury Home Sales in 2025.

Melbourne has claimed the most expensive home sale in Australian history.

A Toorak estate sold for between $115m and $135m.
That result now leads the national Top 20 home sales of 2025.

For the first time, Melbourne sits at number one.

A Defining Year at the Top End

The combined value of the Top 20 home sales exceeded $1.1bn.
That figure is more than 10 percent higher than last year.

Entry to this list now starts at $42 million and only 12 months ago it was $30M

This is positive. But note this point. Parts of the luxury market remain price sensitive.

Homes with meaningful land size perform best. Several Melbourne homes priced $10–30M sit idle in South Yarra, Toorak, and Hawthorn. Melbourne’s Role in This Shift

Melbourne secured three Top 10 positions. All were discreet.

Toorak remains the country’s most tightly held prestige suburb.

Large land parcels and legacy homes drive long-term value.

Interstate and global buyers are active. They see relative value and upside, especially when the land component is over 1,000 m+.

What This Signals for the Market Ahead

The ultra-prestige segment is active, but not all segments are flying.

Off-market will continue to dominate above $20m. Public campaigns and multi-list sales will remain the exception, not the rule.

At the very top end, Melbourne has arrived.
