A WIN FOR FIRST HOME BUYERS IN ST KILDA!

When trust, timing, and experience come together, excellent outcomes follow. That was certainly the case with our client H, who was referred to us by his Mum. We represented her as a past buyer and helped her secure an apartment in the Domain precinct of South Yarra back in 2017. Fast-forward to 2025, this time, it was her son’s turn to enter the market, and we’re proud to say he is thrilled with the result.

THE BRIEF

The initial search was broad. We looked at villa units, townhouses, and houses from Cheltenham to St Kilda. The one crystal clear thing was that H wanted to buy a renovator and add value.

The search took seven weeks and involved 12 inspections. We found a home with some character but was in dire need of renovation.

We liked this one as it was set on 274 sqm of land with its title (nobody corporate). It offered a laneway directly to the east and access to a double garage off the rear. As a buyer advocate, one of the most challenging aspects of buying an inner-city older-style house under 1.5 million is finding sufficient street car accommodation.

H’s brief was clear: buy a property with strong fundamentals that could be cosmetically improved now and improved or redeveloped later. His plan is to live in the home for the next 5–7 years, then either knock it down and rebuild or sell with plans and permits in place. With landholdings like this increasingly hard to find in bayside suburbs, it was a wise and strategic move.

WHY THIS DEAL STOOD OUT

This property wasn’t a quiet walk-up. There were three competing offers, including one from an investor who already held seven properties. But our client came out on top. Why?

We’d completed a building inspection and contract review in advance and moved swiftly with a 30-day unconditional offer. It was a firm, clean offer and positioned our client as the preferred buyer. We started at a lower price and increased as we read the play and negotiated.
