Off-Market on 971 m² in Malvern’s Gascoigne Estate, for $350,000 Less Than the Alternative.
There’s a common misconception about working with a buyer’s advocate in Melbourne. Buyer advocates are only for people who don’t know how to buy. This purchase proved the opposite.
As a buyer’s advocate in Melbourne, we recently secured an off-market Edwardian home on 971m² in Malvern’s tightly held Gascoigne Estate for just under $4 million.
Gascoigne Estate, Malvern | 971m² | Secured for just under $4,000,000
It’s one of Stonnington’s most sought-after pockets, and it’s a purchase I’m genuinely proud of.
Not because of the price.
Because of who we bought it for and because of what we didn’t buy.
They Didn’t Need Help. Or So They Thought.
Our clients are a young couple in their early thirties, with their first baby due in December.
This wasn’t their first property purchase. They had already bought two owner-occupier homes, renovated both themselves, and sold each at a profit.
They’re exactly the type of buyers who normally believe they can handle the process themselves.
Why They Decided to Work With a Buyer’s Advocate.
They came across Industry Insider Property on Instagram and decided to see what working with a buyer’s advocate in Melbourne actually looked like.
They recognised that buying in today’s Melbourne market is becoming harder. Quality family homes are tightly held. Competition for A-grade homes remains strong. Many of the best opportunities never reach the public market.
They wanted to know whether having an experienced buyer’s advocate in their corner could produce a better result.
During the Search.
Over the course of the campaign, we assessed approximately 10 homes on their behalf, six of which were off-market opportunities never advertised to the public.
Three of those off-market homes were also in the Gascoigne Estate. One of them, 14 Coppin Street, Malvern East, is worth a closer look. 14 Coppin Street, Malvern, had good bones. But the land was smaller, the off-street parking wasn’t as strong, and a previous owner’s rear extension had eaten into much of the backyard.
We advised our clients to pass as we felt we could secure better value elsewhere.
Yesterday, 14 Coppin Street sold before Auction, under competition from two bidders, for $4,150,000.
The Number That Matters Most
We firmly believe we secured our clients a better home: a larger block, stronger off-street parking, and a nicer street for $350,000 less than 14 Coppin Street, Malvern East. Smaller land, weaker parking, smaller rear yard.
The home we purchased at 12 Kerferd Street, Malvern East, was on a larger 971 m² block, with stronger parking and a superior street, and our senior buyer agent, Andrew Date, secured the home for $3,800,000.
That’s not a coincidence. That’s the value of an experienced buyer’s advocate who can read the market correctly, walk away from the wrong opportunity, and hold firm for the right one.
The Outcome.
A family home in the Gascoigne Estate that they simply would never have inspected if they were relying only on the major property portals.
More importantly, they didn’t spend months chasing agents, attending inspections, or wondering whether the next listing would finally be the one.
Instead, they focused on preparing for the arrival of their first child while we handled the search, negotiations, due diligence, and purchase.
The feedback afterwards said everything. They weren’t just happy with the property and the price. They were grateful for everything they didn’t have to deal with.
The Value Isn’t Always Measured by the Purchase Price
People often ask whether a buyer’s advocate in Melbourne actually saves money. Sometimes the answer is yes. Sometimes it’s substantial.
In this case, it’s $350,000 a substantial difference between the home we secured and the property we chose to walk away from. This reminds me that sometimes it’s the property you don’t buy that makes you money!
But that’s only part of the equation. The real value also comes from avoiding months of wasted weekends, reducing decision fatigue, gaining access to off-market homes that never hit the market, and having confidence that someone is representing only your interests.
Why did it happen this way? Eighteen years of experience reading the Melbourne property market, knowing when to walk away, and negotiating the right outcome when the right home appears.
When you’re juggling careers, family, and major life events, those things matter.
Congratulations to M & G!
Congratulations to M & G on securing a beautiful family home and on the exciting arrival of your first baby later this year.
Thank you for trusting us with such an important purchase.
If you’ve successfully bought property before but have never worked with a buyer’s advocate in Melbourne, it might be worth asking a different question.
Not, “Can I buy a property myself?”
But, “Could the right buyer’s advocate help me buy a better one, for less, with less stress?”
At Industry Insider Property, that’s exactly what we do.
