This season of The Block is set in MacKillop Place, Mount Eliza, with five homes, all carrying price guides between $3.6 million and $3.9 million.
That surprised me. I expected the two houses on the low side to be quoted lower, given they don’t have the bay views the high-side homes do.
Will this listed price remain the same throughout the campaign, or will they adjust the price ranges up?
Each property offers four bedrooms, three bathrooms and a swimming pool. However, the floor plans, land sizes and parking differ considerably.
For buyers considering these homes, the best choice depends on lifestyle, privacy and space requirements.

Which Block 2026 house offers the best floor plan?
Each home presents a different buying proposition. We are still awaiting the depreciation schedules for each home, but we expect the depreciation to be very attractive to investors.
Houses 1, 2 and 3 offer four-car spots. That feature may prove important for car collectors and larger households.
House 4 provides additional internal living space and private beach access. House 5 offers the largest landholding by a clear margin.
All five homes include pools, lifts and multiple living areas. Each also has four bedrooms and three bathrooms. For the three homes that are elevated on the high side with views of the bay and city, I expect them to be in higher demand than the ones on the lower side. I was very surprised that when the price guides were advertised, there was no lower advertised price for the houses without views.
Buyers should examine privacy, orientation, bedroom separation, natural light and outdoor access. Building quality, warranties and future ongoing maintenance.
