The scale of the site sets the tone for a big season ahead. We are genuinely interested in this series, as over the last 10 years, we have bought and sold over 50 homes in this Peninsula location.

Mount Eliza blends beachside, community and village living. Buyers in this area desire space, privacy and amenity. Larger blocks and a calm lifestyle draw families, downsizers and professionals. Access to beaches, schools and the Peninsula’s food and wine scene adds depth. It is a suburb with long-term demand and steady growth.
What to expect from the builds
Early reports point to resort-style family homes. Think generous floor plans, strong orientation and outdoor zones that match the coastal setting. Light, view lines and high-end materials will shape each design. Scott Cam framed the season as relaxed luxury with a Peninsula edge.
Market Sentiment.
The Mornington Peninsula continues to attract strong demand from owner-occupiers and lifestyle buyers. Mount Eliza, in particular, sits in a stable price bracket. It’s known as the Toorak of the Peninsula, with Toorak Girls School located a short walk away from the new site. Brand new homes on large blocks do not come up often. The Block’s spotlight may lift enquiry, but the suburb’s fundamentals stand on their own. Orientation, land size and build quality remain the key drivers of price.
What this season signals
If the contestants on the Block deliver, these homes could rank among the most desired in the show’s history. I expect to bid on one or two for owner-occupiers, if they produce a high-quality end product.
