Why I think this property deserves consideration.


Not every buyer at this price point wants a large block of land and a garden to maintain. For some buyers, the priority is security, privacy and a home they can lock up and leave without compromising on quality.

We inspected 11 Murray Street, Armadale today, listed by RT Edgar Toorak at $11-12 million.

Here’s what stood out. Located in one of the best streets in Armadale. The Architecture and interior design team is renowned Carr Architects, with the Landscape design by Eckersley Landscape Architecture.

1. A genuine house alternative

This isn’t an apartment masquerading as a house.

It’s on its own title with no Owners Corporation, private driveway, private lift and secure basement parking for five cars.

For buyers downsizing from a substantial family home, it delivers independence without the maintenance burden.

2. Construction quality is exceptional.

One thing immediately stood out. This home feels incredibly solid. This is due to the amount of concrete used across the construction.

Ground & First floor external walls are Loxo Panels covered with cement render.

Basement external walls are solid concrete. Roof construction: metal deck roofing.

3-meter ceilings to the entire ground & first floor with 2.65 mt floors in the basement.

Premium finishes throughout create a level of quality that’s becoming increasingly difficult to replicate.

3. Kitchen

The island bench is a standout: a curved travertine 4-metre bench. Blum Hardware to all kitchen joinery. This highlights the quality on offer. Gaggenau appliances, including induction, integrated Liebherr fridge freezer, fully integrated dishwasher. Butlers Pantry is fully specced with a second integrated fridge and Gaggenau appliances.

4. Lock-and-leave done properly

Many luxury homes still demand constant upkeep. This home is different. Minimal external maintenance, secure access, home automation, lift across the three levels, a heated pool and every modern convenience mean you can travel for weeks without worrying about the property while you’re away on holidays.

5. The location quietly does a lot of work.

One of Armadale’s strongest attributes is lifestyle. This is a sought-after quiet street; you only drive down Murray Street if you live here.

High Street cafés, restaurants and boutiques are an easy walk away. Toorak & Armadale train Stations and trams on High Street & Malvern Road are close.

Leading private schools surround the area. It’s a location that holds its value because people genuinely enjoy living here.

Things buyers should consider.

If you’re chasing a traditional family estate with a large backyard and significant land holding, this isn’t your property. The buyer profile here is very specific.

If you travel for work frequently and value lifestyle, your time and don’t want to maintain a garden, then if you have the budget, this could be the one for you.

This is one of two homes built at the same time. This home has borrowed light via the skylights across the staircase and the level the bedrooms are located on.

So the natural light is best in the morning at the front of the home.

At $11-12 million, buyers have a number of alternatives. You can purchase established homes on larger parcels of land in Armadale, Toorak or Malvern and renovate over time. The question becomes what you value more. Growth in the land over time or lifestyle and convenience.

Final thoughts.

If I were advising the right buyer, I’d absolutely have this on the inspection list. Biggest consideration, the lack of northern light into the main living, dining lounge area.

For someone wanting a premium lock-and-leave residence in Stonnington without compromising on quality, security or location, it’s one of the better offerings I’ve inspected recently.
