Why Melbourne Sellers Are Choosing a Vendor Advocate And How Our Multi-Agent Approach Gets Better Results
Thinking about selling your home in Melbourne? Before you call a real estate agent, there’s something you should know, and it could be worth tens or hundreds of thousands of dollars to you.
I’m Andrew Date, founder of Industry Insider Property in Toorak. Most people know us as buyers’ advocates. What fewer people realise is that we also offer a complete seller’s advocacy service, and it doesn’t cost you a cent.
$0 cost to the vendor. Independent advice. A proven approach that works in Melbourne’s most competitive inner-city suburbs.
What Is a Vendor Advocate and Why Does It Matter in Melbourne?
A vendor advocate (also called a seller’s advocate) works exclusively in your corner when you sell. We are not the selling agent. We don’t list properties or hold open homes. Our job is to sit on your side of the table, helping you choose the right agent, the right strategy, and the right price, then hold everyone accountable throughout the campaign.
In Melbourne’s prestige property market, where a single decision can cost or make you hundreds of thousands of dollars, having an independent advocate in your corner isn’t a luxury. It’s leverage.
“Most vendors interview one or two agents, pick the one they like best, and hope for the right result. That’s not a strategy. That’s luck.”
Our vendor advocacy service replaces luck with a structured, data-driven approach built on over 18 years of experience working across both sides of Melbourne property transactions.
Our Multi-Agent Approach
Most selling agents work in a bubble. They know their patch, they know their buyers, and they run their campaign the way they always have. That works sometimes.
What we bring is something different: a multi-agent perspective.
Because we work with dozens of Melbourne’s top-selling agents every single week on the buying side, we know exactly who performs in which suburb, who has the active buyer lists, who negotiates hard post-auction, and who is better at quiet off-market transactions.
When we recommend a selling agent for your property, we’re not guessing. We’re drawing on hundreds of real transactions across Toorak, Armadale, South Yarra, Hawthorn, Brighton, and beyond.
Here’s how our multi-agent approach works in practice:
- Agent selection based on real performance data. e.g., not who calls you first or who gives you the highest appraisal. We shortlist two to three agents with proven results in your specific street and price bracket, then help you interview and select.
- Matched to your property type. e.g., a heritage Victorian requires a different agent from a new-build apartment or a development site. We match the agent profile to the asset and price point.
- Accountability throughout the campaign. We stay engaged, reviewing buyer feedback, monitoring inquiry volume, and keeping your selling agent focused on your outcome, not their next listing. Agents get very busy, and some of the best can be managing 15 other selling campaigns at the same time.
- Reserve price guidance. We provide an independent view on auction reserve based on current buyer sentiment and feedback, comparable sales, not the agent’s optimistic estimate.
- Negotiation oversight. If your property passes in or moves to private negotiation, we’re at the table with you. We ensure you have all the information about the market, not just one agent’s opinion.
“Having someone who knows every agent in the room and knows their negotiation habits changes the dynamic completely.”
Our Off-Market Selling Approach: Discretion as a Strategy
Not every Melbourne property should go to a public auction campaign. In the prestige and inner-city markets, off-market selling has become an increasingly powerful strategy and one we deploy with precision.
At Industry Insider, one in three properties we secure on the buying side are not publicly advertised. That means we maintain an active network of qualified, motivated buyers across Toorak, Armadale, South Yarra, Hawthorn, and the inner east, ready to move when the right property appears.
When you sell through our off-market network, you access those buyers directly, without public exposure, without Days on Market accumulating, and without the disruption of open homes every weekend.
Our off-market selling approach suits vendors who value:
- Privacy, no public listing, no signboard, no strangers walking through your home.
- Speed, motivated, pre-qualified buyers who don’t need weeks of deliberation
- Control, you choose who inspects, and when.
- Price protection, a well-targeted off-market campaign can generate competitive tension among a small group of serious buyers, without the unpredictability of a public auction.
A recent example: we helped a Hawthorn couple prepare and sell their long-held Victorian family home entirely off-market. Through a targeted pre-market social media campaign, we generated ten qualified buyers, all without a single public open home. The property was sold in a private boardroom auction above the asking price. Our clients valued their privacy deeply. We delivered both discretion and result. You can read about this result at 28 Robinsons Road, Hawthorn.
The Full-Cycle Service: Selling, Buying, and Everything In Between
Many of our selling clients are also making a simultaneous move, downsizing into a premium apartment, upsizing to a larger family home, or relocating within Melbourne’s inner suburbs. We manage both sides of that transition.
✅ We can help you buy before you sell, securing your next property with favourable settlement terms.
✅ We project-manage pre-sale improvements to maximise your sale price.
✅ We recommend and oversee trades, stylists, and staging.
✅ We connect you with trusted conveyancers and solicitors.
✅ We can assist with interim leasing if you prefer to sell first and buy second.
“Our relationship with clients doesn’t end at settlement. We’re building long-term partnerships and most of our business comes through referrals from people who have experienced that difference.” You can also read our Google Reviews online by googling our company name, Industry Insider Property Toorak.
Is Our Vendor Advocacy Service Really Free?
Yes. Our vendor advocacy service is provided at no cost to you as the seller.
We share the fee with the appointed selling agent, a percentage of the commission they would already be earning. You pay no additional fee. Our fee to sell in Hawthorn was 2% + GST, and we shared 50% with Jellis Craig, as they were the agent we worked in conjunction with.
There is no conflict in this model. Our interests are entirely aligned with yours: the highest possible sale price with the least possible friction. If you are after a cheap selling agent, then we are not the best fit. There is a saying, ” Pay peanuts, and you get monkeys…
Suburbs We Know: Inner Melbourne’s Prestige Market.
Our vendor advocacy service is focused on Melbourne’s inner-city, bayside and Mornington Peninsula prestige markets. The suburbs we know well intimately are listed below.
These include the inner 10 km ring of Melbourne. Toorak, Armadale, South Yarra, Hawthorn East, Camberwell, Malvern, Malvern East, Brighton, Brighton East, Sandringham, Prahran, Fitzroy, East Melbourne, Carlton, North Melbourne, Richmond, Kew, Albert Park, South East and the beautiful Mornington Peninsula.
If you’re selling in these suburbs, you deserve more than a standard agent pitch. You deserve independent advice from someone who knows the market from both sides.
Thinking About Selling? Let’s Talk.
Whether you’re planning to sell in the next three months or just exploring your options, I’d welcome a conversation. If we feel it’s not a good time for you to sell, we will let you know. If we are not the best person to help, we will connect you with someone who is.
There’s no pressure. Just honest, experienced advice from someone who has been working in this market for 18 years.
