Why I Would Consider Buying at Avoca, South Yarra
I recently inspected 3/17 Avoca Street, South Yarra, a full-floor luxury apartment in one of South Yarra’s most desirable locations.
This luxury apartment will appeal to buyers seeking the scale of a house without the ongoing maintenance. It combines 314 sqm of single-level living, private lift access and a generous entertainer’s terrace in one of Melbourne’s best locations.
Here is my professional take after viewing the property.
Full-Floor Living on One Level
The first major advantage is the size. The apartment spans approximately 314 sqm across an entire floor. That is rare for a newer South Yarra apartment, particularly in a building with only five in the development.
The floorplan will suit downsizers who want generous living zones without stairs. It also gives the apartment a genuine sense of separation and privacy. Private lift access takes residents directly from the secure basement into the apartment.
Natural Light and Entertaining!
The open-plan living area receives abundant natural light and connects directly with the outdoor terrace. If you’re a morning person and you enjoy sunrises, this one should be on your list. If you like sunsets from your apartment, then it might not be for you.
The terrace offers enough space for outdoor dining and entertaining. It extends the main living zone instead of feeling like a narrow apartment balcony. The east views will never be built out, as the trees and a row of Victorian Terraces on the east side of Avoca Street protect them.
Inside, the large gas fireplace adds warmth and a strong focal point. The proportions allow buyers to furnish the space without compromising movement or comfort.
For buyers leaving a substantial family home, this scale matters. Many luxury apartments look impressive in photographs but feel tight during an inspection. This residence does not have that issue. You could argue the main bedroom and walk-in robe are small for the price point, but you could ask the developer to turn the rear study into a larger walk-in robe.
A High-Quality Kitchen
The kitchen has been designed as a central feature of the home. Wolf and Sub-Zero appliances deliver the quality expected at this price point. A grooved limestone island adds texture, while the concealed wine fridge keeps the cabinetry clean and consistent.
The kitchen feels suited to daily use and larger gatherings. It also maintains a strong visual connection with the living area and terrace. At that price point, 8-9 million AUD, a kitchen should look good, but it must also provide storage, preparation space and practical appliance placement.
I was on site inspecting the home at 10-10:30 am, and the natural light was streaming into the kitchen.
Strong Design Credentials
Avoca brings together several well-regarded design and construction teams.
Pandolfini Architects designed the residences. Myles Baldwin Design completed the landscaping, Henny delivered the build, and Prime Edition developed the project.
The material selection includes underfloor heating, heated towel rails, brass detailing and Scarpa stone mosaic tiling. These finishes add depth without making the apartment feel trend-driven.
The design has a timeless quality. That is an important consideration when buying a prestige apartment, because highly fashionable finishes can date quickly.
Boutique, Low-Density Living
Only five residences make up the entire development.
This low-density format offers greater privacy, less movement through common areas and a stronger sense of exclusivity. The secure brass gateway and basement parking also create clear separation from the street.
For many luxury apartment buyers, privacy and security carry as much weight as the internal finishes.
A smaller building can also provide a quieter living environment. Buyers should still review the owners corporation records, annual fees, maintenance obligations and any shared building costs before making an offer.
An A-Grade Domain Hill Location
Avoca Street sits within South Yarra’s tightly held Domain Hill precinct. The position provides easy access to Toorak Road’s cafes, restaurants and shops. South Yarra Station, trams, buses and major roads are also close by. I live nearby and am a huge advocate for the location.
Walking distance to the Royal Botanic Gardens, Fawkner Park and the Yarra River precinct. Melbourne Girls & Boys Grammar schools are within walking distance.
This is an A-grade location because it combines walkability, established amenity and long-term buyer demand. Size, orientation, and location are important fundamentals when buying at the premium end of the luxury apartment market.
How Does the Value Compare?
Luxury apartments in Melbourne can range from approximately $25,000 to $50,000 per square metre. The final rate depends on location, building quality, views, floor level, outdoor space, parking, and the residence’s scarcity.
Price per square metre is useful, but it should never be used alone. Buyers must also compare the apartment with recent sales and high-quality downsizer properties across South Yarra and Toorak.
The building’s owners corporation position, future maintenance and resale audience also affect value.
My Final Opinion.
Currently, the choice for luxury apartments is as high as I’ve ever seen. Different owners and developers have different levels of Motivation. 3/17 Avoca Street South Yarra combines several qualities that are difficult to find together.
It offers full-floor privacy, 314 sqm of single-level living, high-quality finishes, strong natural light and a genuine entertainer’s terrace. It also sits within one of South Yarra’s most desirable residential pockets.
The apartment should appeal strongly to downsizers and buyers seeking a secure Melbourne base. Its low-density design and private lift access set it apart from larger apartment developments.
As with any luxury apartment purchase, the price, owners corporation records, comparable sales and long-term building costs require careful review.
